Lined up 3 builders properly using the Quote Comparison framework — turns out the "cheapest" left out site costs + a dodgy provisional sum. Went with the middle quote and saved ~$18k once it was apples to apples 🙌

Builder wants a $6k variation for "unforeseen rock" — but our soil report flagged it. Do I have to pay this?
B
Buildr Team Pro Short answer: not automatically. Check the variation clause + whether it was reasonably foreseeable from the report…

Wish I'd read the Contracts framework before we signed. Missed a "rise and fall" clause and our "fixed" price wasn't actually fixed. Sharing so you don't do the same — check clause by clause, and ask about it 🙏

Buildr Team Verified ProNot automatically. If it was reasonably foreseeable from the geotech report, that's a fair argument. Check your variation clause + the report wording, and put your response in writing. Happy to look at the specific clause if you drop it in 👇

Let's be honest

Building or renovating in Australia is stacked against you

Everyday people engage builders and entrust them with their life savings — and everyday people get screwed over with dodgy work and unfulfilled promises. And it needs to stop.

"Just go with the cheapest quote"
"The contract's standard, just sign it"
"The builder will sort out the details"
"A 10% buffer is plenty"
"She'll be right"

If you're feeling…

😵‍💫 Overwhelmed

  • "Everyone tells me something different."
  • "Where do I even start?"
  • "There's too much I don't know."

🫣 Out of your depth

  • "I don't understand half this contract."
  • "What's a provisional sum, really?"
  • "I'm nodding along and hoping."

💸 Worried about the money

  • "How do I know this quote is fair?"
  • "What if it blows out mid-build?"
  • "Am I about to overpay by tens of thousands?"

🧐 Unsure who to trust

  • "Every review looks fake or bought."
  • "Is this builder actually any good?"
  • "Everyone's selling me something."

⏱️ Rushed into decisions

  • "They want a deposit before I've compared."
  • "I feel pressured to just commit."
  • "No time to check everything properly."

😟 On your own

  • "No one in my circle has done this."
  • "I've got no one to sanity-check with."
  • "I'm making it up as I go."

You're not alone. And you're not behind.

Here's the truth

You don't need to become a builder. You need people in your corner you can trust who know the industry.

The internet is drowning in "tips." What you actually need is someone to say: here's what matters at your stage, here's what you can ignore, here's exactly what to do next — before you sign anything. That's clarity. And clarity is what turns a terrifying build into a confident one.

"Here's what to focus on right now — and what to leave for later."
  • 1 Know the right questions before you meet a builder
  • 2 Compare quotes like a professional estimator would
  • 3 Understand your contract before you're locked in
  • 4 Spot the risks early — while you can still act

🤝

Never go it alone

A community of homeowners one step ahead of you, sharing wins and hard lessons.

This is your roadmap

The Buildr Framework

Your whole build, from first idea to final defect, organised into five clear stages. Each one tells you what to do, when to do it, and how to move forward.

00
Stage 00 · Before you commit

Get Clear

Before you talk to a single builder, get clear on your budget reality, your must-haves, and the questions that separate a smooth build from a nightmare. Set the foundation so every decision after this is easier.

📐 Pre-Construction Framework
1
Pressure-test your budget
Know the real number, including the costs quotes leave out.
2
Define your brief
Must-haves vs nice-to-haves before anyone quotes you.
3
Learn the language
Provisional sums, PC items, prelims — decoded.
01
Stage 01 · Builder selection

Choose Right

The single most important decision you'll make. Learn how to source, shortlist and vet builders, then compare quotes the way a professional estimator does — so "cheapest" never fools you again.

📐 Pre-Construction Framework
1
Source & shortlist
Where to find good builders and how to check them.
2
Compare apples to apples
Line up quotes so hidden gaps jump out.
3
Reference-check properly
The questions that reveal the real story.
02
Stage 02 · Contracts & agreements

Lock It Down

Preliminary agreements and building contracts decide who carries the risk when things change — and things always change. Walk in understanding every clause that matters before you sign.

📐 Pre-Construction Framework
1
Preliminary agreements
What you're really committing to before the contract.
2
The clauses that bite
Rise-and-fall, variations, delays, allowances.
3
Get it reviewed
When to bring in a contract review — and what to ask for.
03
Stage 03 · During construction

Build Smart

Once the build starts, staying on top of progress, payments and variations keeps you in control. Learn how to manage the project, not just watch it happen to you.

🏠 Project Management Framework
1
Track progress claims
Pay for work that's actually done, at the right stage.
2
Handle variations
Approve changes on your terms, in writing.
3
Keep records
The paper trail that protects you if things go sideways.
04
Stage 04 · Finishing & defects

Handover

The finish line is where a lot of homeowners get caught out. Learn how to inspect, list defects, and hold your final payment as leverage until it's genuinely done right.

🔑 Handover & Defects Framework
1
Practical completion
What it means and when you should sign off.
2
Defect inspection
A room-by-room list so nothing slips through.
3
Warranty & follow-up
Your rights after handover, and how to use them.

Plus an Owner Builder Framework 👷 for anyone going it alone.

A note from the founding team

We've spent our careers on building sites — swinging hammers, running projects, pricing jobs and watching how the industry really works from the inside.

And here's what always bothered us: the people with the most on the line — you, the homeowner — usually have the least information. You're expected to make six-figure decisions in a world where everyone around the table does this every day and you're doing it once.

Blueprint is the thing we wish every homeowner had before they signed anything. Not another builder trying to sell you a job. Not a directory. A genuinely independent team in your corner that's already been through it, handing you the plan.

You don't need to become an expert. You just need people in your corner. That's what this is.

Questions

Frequently asked questions

I can find building info free online. Why pay for this?
Free content gives you scattered pieces and conflicting opinions. Blueprint gives you the complete roadmap in the right order — what matters at your stage, what to ignore, and what to do next — plus a community and professionals to ask when you're stuck. Most people don't need more information; they need a system and support.
When does it launch?
We're launching in early August. Right now we're bringing on more beta members for free — join the beta, help us shape it, and get full access before the public launch.
What if I'm already mid-build?
You're still welcome — and it can still help. Jump straight to the Project Management or Handover & Defects framework, ask a professional about your specific situation, and lean on members who are further along than you.
Does this replace a lawyer, building inspector or other professional?
No. Blueprint provides independent education and guidance to help you make informed decisions — it isn't legal, financial or professional building advice. For your specific situation, we'll help you understand when and how to engage the right independent professional.
Can I cancel anytime?
Yes. There's no lock-in and no catch — beta access is free, so you can come and go as you like.

Don't build blind.

Join the free beta and walk into your build with the Blueprint already in your pocket.
